Application Process

Book land, a plot, flat or commercial space using the company's standard application form. Attach two copies of the applicant's photograph and two copies of their NID/passport.

Payment Terms

Pay in full or book with a down payment and pay the rest in installments. A booking cannot be cancelled after the down payment except under specified conditions.

Resale

A buyer may apply to sell an allotted unit to a new buyer at their own price; a transfer fee applies at the company's scheduled rate.

Pricing

Prices follow the company's price list at the time of purchase and are never changed retroactively after purchase; however, the company reserves the right to revise prices for future sales.

Payment Methods

Pay by cash, check, bank draft or pay-order. NRB buyers pay via authorized foreign currency banking channels.

Utility Connections

The company arranges electricity and other utility connections through the relevant government authorities; related costs are borne by the buyer.

Boundary Walls, Gate & Security Cabin

Construction costs for boundary walls, the main gate and security cabins are borne by the relevant clients/allottees as required.

Designated Use

Purchased plots/space must be used strictly for their designated purpose, in compliance with company/committee and government regulations.

Ownership Transfer

In exceptional circumstances, ownership transfers are subject to compliance with Section 6, Sub-rule (1) of the Private Residential Land Development Rules 2015.

Late Installment Penalty

After 2 missed installments, a 10% simple annual interest applies on overdue amounts (Real Estate Development & Management Act 2010, Section 14(4)).

Refund Policy

If resale fails after 3 attempts, the company may cancel the allotment (Section 14(5) of the same Act) and resell it, refunding the remaining balance after deducting service charges.

Unresponsive Buyers

If a buyer shows no interest and remains unresponsive for 2 months, all deposited money becomes non-refundable.

Full-Payment Buyers

Full-payment buyers who fail to clear the remaining balance within the specified time forfeit their booking money without further notice.

Layout Changes

The company reserves the right to make necessary changes/expansions to the project layout in its broader interest.
